Overview

Nicole Yeaman has been assisting clients with their property transactions since 1997 and can handle any situation that arises during a transaction with ease and professionalism.

In 2001, Nicole created Auswide Conveyancing and has built up a varied conveyancing practice dealing with both residential and commercial properties.

Purchase and Sale of property

Nicole has been engaged on numerous transactions including sale and purchase of residential homes.  She understands that your home is your biggest asset and takes the time to ensure you understand what the process involves to make the process as stress free as possible.

Nicole has a broad knowledge of every component of your sale and purchase including providing thorough advice on easements, restrictions, council zoning, drainage locations and making negotiations on your behalf to ensure a smooth transaction.

As no formal Certificate of Title is provided by the Titles Office since 2021, at the end of all transactions for purchase, Nicole will issue you with a Statement of Purchase and Ownership putting her name to the transaction and ensuring that you have proof of your purchase and ownership.

Commercial Properties and Self Managed Super Funds

Nicole’s commercial and business service offerings include acting on the sale and purchase of commercial properties or properties being purchased under a self managed super fund in trust.

Purchasing a commercial warehouse or office space can be complex and Nicole has broad experience in transactions of this nature.

Self Managed Super fund transfers or purchases are also complex and Nicole has the experience to guide you through and complete the transaction with as little inconvenience to you as possible.

Off the Plan transactions

Nicole has acted for developers on large strata sales and residential subdivisions as well as smaller subdivisions. She has extensive experience in both preparing contracts for the sale of off the plan properties and negotiating and acting for a purchaser in an off the plan purchase to ensure the transaction has as little risk as possible to the purchaser.

Off the plan contracts can include upwards of 60 pages of special conditions and Nicole not only will negotiate all terms of the contract to ensure you have more rights in the transaction, she also has extensive knowledge of the necessary laws to ensure your rights are protected and necessary advice is given in transaction of this nature.
